Unsealed concrete is porous and can absorb various types of liquids such as water and oil. Depending on the type of liquid, it can cause the concrete to become discolored and stained. The fluids will also cause unsealed concrete to gradually start to deteriorate and break down. It is important for longevity of concrete that sealer is removed and reapplied every 3-4 years. Old sealer, or too many applications of sealer,  will lift from the concrete allowing stains and moisture to be trapped inside. Once moisture is under the sealer, concrete is more prone to cracks and damage.
